KIKO successfully auctioned a 122-acre homestead holdout property in North Royalton, Ohio for more than $5.75 million.

The Cuyahoga County farm, known as the Double J Diamond Ranch, features 122 acres of gently rolling open farmland with 40 acres of woods, a century farmhouse, and a ranch guest home.

“After some past frustration, our client Ginny was looking for options to sell her parents’ farm,” explained Kristen Kiko, a Realtor/Auctioneer at KIKO. “With nearly 80 years of experience in land, we were able to advise her on the auction method of selling. We explained how auctions are a huge benefit for sellers with many family members and multiple heirs in the mix.”

In addition to the real estate, KIKO was able to sell a large amount of farm equipment, tools, antiques, and other personal property left with the farm.

“They were overwhelmed with all of the contents left at the properties, and we assured her we would take care of selling those items as well as clean up the farm,” continued Kristen.

Farm Auction Success

Once auction signs were posted for the property, offers started rolling in.

“We presented all offers, but our seller felt the auction was still the best route to take,” said Kristen. “We encouraged everyone to come and bid on auction day.”

The farm was offered in one parcel at a live auction with online simulcast bidders. More than 200 bidders registered with KIKO for the event.

“The farm sold honestly and fairly – and for a lot of money!” shared Ginny. “Even better, the farm doesn’t look old and tired any more. It looks ready for its new owner.”
